Negating Demonetization Impact Malabar Developers Optimistic about Rs 3000 Cr Projects

Malabar Developers, the real estate division of Malabar Group, has partially developed Montana Estates, a Rs 3,000 crores luxury housing project in Kozhikkodu, Kerala on a 150 acres land located far away from the hustles of the congested city.  Despite the sluggish real estate and construction market in the state due to the dual shock of currency note ban and the Central Governments crackdown on black money, the first stage of this mountain villa project is already completed and other stages are on progress as scheduled, MP Ahmed Chairman of the Group said.

 Malabar Group, known for its famous Malabar Gold and Diamonds jewellery network spread across the world, is confident of scaling new heights by relocating its headquarters to the Mountain City under construction. Started from Kozhikkodu as a small village enterprise based on cooperative funding in 1993, Malabar Gold & Diamonds has recorded tremendous growth to reach a retail network of 191 outlets spread across nine countries, 11 wholesale units in addition to offices, design centres and factories spread across India, Middle East & Far East.

The much talked about recent ban of high denomination currency notes by the Narendra Modi Government in New Delhi had a huge impact on the property market in general and luxury apartment projects in particular, because of current restrictions on cash transactions. While the unorganized builders and secondary market was hit hard by the new decision, property prices and transactions have been sluggish after the note ban partially due to the overall depressed economic situation and the so-called crackdown on black money. The Resale Property market and luxury property projects are directly affected by the note ban, but there is more transparency in the property market now, helping professional developers. The crackdown on banami property holders too has adversely affected construction, but the market is becoming more organized and transparent, according to experts.

With an annual turnover of $4.5 billion, as claimed by the Group, the company currently ranks among the world’s top five jewellery retailers in terms of annual turnover. Property development and multi-million luxury townships are two major investment avenues that the group has made, after successfully developing the global jewllery business network.
